Do doors auto-lock on player homes?
I recently acquired a player home that has a separate zone for the interior. I like it but I'm concerned about the door locking behind me after entering the room. I noticed there is a locking mechanism right next to the door on the inside and I always press it, but I'm concerned about the time it takes to load the room after entering it. It's not a problem with the inn rooms that are on the same map since you can easily close the door right behind you, but it can sometimes take up to 10 or so seconds to load the separate home area and that's plenty of time for another PC to come running into my home right after me. Has there been any trouble with situations like this in the past?

It is entirely possible for someone to sneak in after you when you enter a home. If you're worried about the possibility of this happening, I would advise popping a truesight scroll before entering to make sure there isn't any sneaks lurking nearby to slip in before you can close the door.

I’m not worried about people sneaking into the home. I’m referring specifically to the time it takes to load a player home that has its own interior map. Loading the map can take 10+ seconds, and that’s plenty of time for anyone in the area to make a dash to get inside regardless of their sneak skills before the door can be closed and locked from the interior map.

The door closes (and locks) once you load the interior, so yes - the longer that takes, the larger the window for something sneaking inside.

Same applies if you are entering the area from the interior, you'll load the map and anyone on the other side will see the door open and can sneak in as you are loading and entering the area they were in. Always been like this I'm afraid.

It's always been like that, but it at least used to be against the rules.

I was told by a DM that you can only sneak in after them.
You cant sneak in when you see a door open as the person is comming out.

If the door is closed, the door auto locks. If the door is open, there is a chance for you and guests wanted or not to pass into the transition. There are a number of counters for this behavior available in game.
There isn't any 'they have to be coming in or going out for you to enter' rule. There is the one item theft rule.
And someone is not allowed to exploit to get into a locked quarter, you can expect that to be met with DM Action.
