Shop/Quarter reset change

I actually wish that the "reset" to own shops/quarters was done a bit differently.
Instead of "touch the shop/door 1/week" have something like:
Quarters:
The door must be used x times a RL month, but at least 1 RL hour apart for an opening to count to the total. This could be split over multiple characters. So 10 different people with access using the door over the course of an hour would be 10 uses, 1 person opening the door 10x in an hour would be 1. If you fall short for one month you get a warning, if you do it again the place is put up for sale.
Bigger places would have a higher requirement as it would be expected to be used by multiple people.
So you could take a week off and not lose your place, but if it is seeing minimal use for 2 months (warning+loss) you'll lose it. Also attempting to game the system will require logging in for a few minutes at least an hour apart many times over the course of the month as opposed to 4-5 times.
Likewise anyone that can open the door counts to the total so if the owner has an unexpected hiatus everything isn't lost for an active large faction using the place.
Shops:
This will probably be a hated idea, but shops that fail to sell more than x items per RL month outside of settlement control become derelict and can have a check (bluff, intimidate, sleight on hand, etc) made against them to buy the items at 66% for the first month, 33% the second, and the shop become available for purchase after the third. RP idea is bluffing, intimidating, mixing fake coins with real, etc on the employees managing the place.
Again is based on location, prime location spots require more sales while places that see very low traffic have a minor requirement.
