Buying a quarter.

Small adding on this awesome system:

Doors stay locked till bought.

Here is what it fixes:

-Quarter raiders

-Houses/guilds who have extra rooms they use by keeping them up for sale.

That's all.

I prefer the current system in which the doors open when the lease lapses because it allows characters to view the property rather than take a gamble on what it might be.

-Characters that raid lapsed quarters are still bound by the rules (unless they buy the property first).

-Any misuse or abuse of property can be forwarded to the DMs for investigation.

Well, I wonder what is seen as misuse or abuse.

Sample: Cordor Barracks, It has serveral quarters that could be sold to guard players.
Instead they have been on sale for ages so they can use the storage.
Smart? Yes. Is this the original intended use? No.

The unoccupied quarters in the barracks are also not covered by the stealing 1 item only rule unless they are actually owned.
When someone broke into the barracks we discovered that *technically* someone can steal everything from the unoccupied rooms. In practice it is covered by the be nice rule and much of it was returned after the fact.

But the important bit was that it's not quite the same rules as for ordinary quarters.

I'm not sure if lapsed quarters are covered the same as unowned quarters in a guildhouse, but I would imagine so. DM clarification might be good seeing as it seems a salient point here.

Actually, the DMs have said many times in the past that quarters that are unowned do not fall under these rules. So if Character A comes upon a quarter that Character B used to own and the lease expired for whatever reason, what is within is fair game to take.

As far as I know the 1 item stealing per 24h applies only to occupied quarters who are owned by a PC character. Quarters without ownership are not included and its legit to take everything in the storage if you wish. Clarification on this please?

It's especially important to be able to see a quarter given how many quarters are sometimes stuffed into one area. If you really want to make a quarter your own, and you buy it only to discover that there are 3, 4, or 5 other quarters sharing the same area, suddenly you spent all that money and ended up with a quarter than you can only put a couple placeables in. Given how spartan many of the quarters are to start with, that can leave you with what kind of amounts to an empty room with a chest in it.

Not only that, of course, but like others have said, you wouldn't be able to know what the inside even looks like if it was locked.

If quarters in guildhouses, etc., are going unrented purely because others want to use them as storage, I would say that's a separate issue entirely. In fact, I don't think storage should be such a key feature of quarters, at all, and storage should be much more decoupled. That would allow people who want quarters for the sake of RP more access to them, while people who just want to be able to store their crafting supplies could do so by renting storage, similar to the bank storage but more expansive.

That is not true. A unowned quarter (or a mechanicaly up for sale quarter as far as I know) may be looted at will.
This too shall pass.

Correct as of the last time I saw a DM ruling on the subject, which was from Watchtower.
