Giving them entrance also gives them access to your chest, unless the character is devote to theater this makes the play house very non-tempting as an abode for mixed player use.
Might I suggest a change making each a ~Little guild house.
Down the hall way have the common area then three bed rooms (one master room, two spare rooms purchased.) The sign for purchase of the 'guild' could remain without down the hall or be placed in the master room. With the enhanced purpose for rooms hopefully it would incline the 'most productive team' to remain attentive? Only two rooms should be easy to fill if your even Trying~ to run shows.
What to give the rooms to encourage plays
The Nice Mirrors that let you distinct helm, cloak, and clothes before coloring. (like in the back)

Naturally a 20 storage chest
a bath
bookshelf
Giving the rooms their own fixture limit would let them have message boards with {name}
So they can multi person work on plays.
If the two extra rooms cover about 95% of the play hall cost they want them filled.
If they hold shows frequently they can count on characters to donate funds to fill the rest of costs.
The external having no control over their room means they have limited to no reason to with hold access.
The costs encourage action to keep up with it.
Guild Hall style pushes for multi player but limited rooms mean it's not hard to fill since playhouse will no doubt be a high turn over.
A Dev placed 'table' in back that PC can play things on top of would be appreciated for show time.
